Little Barn is a beautiful one bedroom barn conversion, down a leafy lane and at the bottom of our garden. It has underfloor heating throughout making it a very warm & cosy space and the ideal place for a break at any time of the year. We are only a couple of minutes walk to Porth Beach. Wake up to bird song, take an early morning stroll down the beach, a leisurely walk along the coastal path or simply unwind with a cup of coffee in our beautiful garden or at one of the local cafes.

An Entire Detached Home

Don’t restrict your holiday to just one room! Little Barn is an entire home nestled in our secluded property on the outskirts of Newquay. This historic mini barn is traditional on the outside, but wonderfully renovated and cosy on the inside. You even get your own patio with sun loungers, day bed and BBQ grill.

The seaside meets rural living at Little Barn. The beach is a short walk away, but Little Barn’s location is similar to that of a countryside retreat. We’re not situated near any main roads, so your stay will be exceptionally peaceful.

Moments From The Beach

Porth Beach is just a few minutes away and is the ideal spot for some swimming, bodyboarding, sunbathing, rockpooling and more. The beach is patrolled by lifeguards during the summer months for your peace of mind, and there are a few cafes to enjoy as well as The Mermaid Inn pub for dinner. Being on the outskirts of town, Porth Beach is significantly quieter than other Newquay beaches, and the no water craft rule means you can have fun in the shallow bay without being wary of incoming surfers!

With a king size sofa bed and a large separate double bedroom with space for a cot, there’s room for the whole family at Little Barn. Whether you’re visiting as a couple or a family with children, Little Barn is a generously spacious and comfortable base for your visit to Cornwall.

The open plan kitchen/dining area/living room is a great place to relax, socialise with the family and share a meal. Plus, there’s plenty of extra space with outdoor seating on your own patio!

Little Barn has everything you could ever need to feel at home. Wi-Fi, a Smart TV with DVD player, a fully equipped kitchen with kitchenware, and a dining area are just some of the ways Little Barn provides for your every need.

The cosy living room is a great place to relax if you don’t fancy heading out to one of Newquay’s attractions or pubs, and the kitchen is perfect for a self-catering holiday (there’s plenty of places nearby to eat or drink though).

Ideal Location

Little Barn is close enough to Newquay that you can drive there in 5 – 10 minutes, or take a scenic 30 – 45 minute coastal walk into the town. This means that you can enjoy Newquay without being at the heart of the hustle and bustle, busy roads, summer traffic and sometimes noisy nightlife.

Little Barn is the ideal place to abandon your car and explore the local area by foot, but, being in North Cornwall, it also means that you can discover Cornwall by car from our central location; you’re never more than an hour or so away from a Cornish must-see.

Thank you both for an amazing stay in your beautiful barn. We couldn't have asked for a more perfect few days as our first holiday together! Although we arrived late on the Thursday evening, you were both so welcoming (as were Bob & Agnes!) and the finishing touch of a cream tea to welcome us was just lovely! We have nothing negative to say about our stay at The Barn, it was just perfect! Clean, cosy, relaxing...PERFECT! We will most certainly be back...hopefully very soon! Nothing we can fault about this place. Perfect in every way! The barn was spotlessly clean, the bed was gorgeous and comfy! The hot huge shower was just what we needed after a 10 hour car ride! The personal touches were fab too! We will definitely be booking back again for next year when our little boy is older and we have more time for a longer trip! Thank you for been great hosts, our first family holiday exceeded our expectations and more ( must have the magical touch as Olly slept through for a whole 12 hours for the first time too!) Don’t hesitate to book this little gem, you won’t be disappointed. P.s loved the pooches! So placid They came over everytime they smelt the bacon and sausages 😉 x

Absolute gem of a place within a short distance of beautiful beaches, friendly locals and within easy reach of Newquay town. Mary and Jimmy are the most welcoming, generous and thoughtful hosts which made our stay extra special. The little barn is amazingly well equipped with fab use of space and there were personal touches which really made our trip. Buckets and spades and wet suits to borrow for my two boys and a heap of toys loaned from Jamie 🙂 Always on hand for advice, recommendations or a quick chat about the day with beaming smiles Mary and Jimmy go over and above every day. It’s safe to say we loved it! Thank you so much, we will be back 🙂

A little gem hidden away on the Cornish coast, very high standard accommodation, high quality linens and fixtures. The garden was amazing at night quite magical with twickling lighting, palm trees, fire pit and an abundance of seating areas. Beautiful flowers and cream tea left as a very nice touch, Mary & Jim very friendly and accommodating. Who could ask for more!

The Barn, hosted by Mary, is nothing short of incredible. We loved staying there, and Mary and Jimmy are so friendly and welcoming. Highly recommend. The Barn is beautiful, near to the beach and built to extremely high standards - this is a place you will fall in love with.

‘The Little Barn’ wow! Our high expectations were well and truly exceeded. Mary has thought of everything, the attention to detail is amazing. The location of the ‘little barn’ is idyllic, in a secluded spot. Porth is beautiful with walking distance to a fantastic beach for swimming, cafes and Newquay itself. A fabulous, unique place, will be recommending it to all our friends and family.

We had a fantastic time. Mary and Jimmy made us feel very welcome (and so did Jamie and the dogs, Bob and Agnes). The space is very comfortable and the little touches make all the difference - scones, fresh flowers, beach towels, quality linens. Everything you need is there. There’s so much to do in the area. We did a lot of walking and sightseeing and it was always great to come back to a lovely place to relax. We had an issue with the WiFi and Mary would not give up until it was sorted which we really appreciated. They really want to you to enjoy your holiday and will help in any way they can! We would happily return in future.

Is Little Barn suitable for children?

Yes, Little Barn is perfect for infants and children, and we even provide a travel cot for little ones.

Are pets allowed?

Sorry, but although we love dogs, they cannot stay in Little Barn.

Is smoking allowed within the property?

No, there is no smoking permitted at Little Barn.

Do you have free parking?

There is free street parking available a short walk away, but you may load and unload your vehicle outside the property.

Is Little Barn suitable for parties?

No, we don’t allow parties or events at the property, including stag and hen parties.

How is payment taken?

A 50% deposit is taken online via PayPal at the time of booking. The remaining balance is due within 6 weeks and can be paid via PayPal or direct bank transfer.

When is check-in and checkout?

Check-in is after 6pm. Checkout by 10am.

What fees do I have to pay?

Each booking is required to pay an additional £65 cleaning fee.
